Investment Options for the Spain Golden Visa

Spain provides six investment avenues for obtaining the Golden Visa, with property purchases being the most affordable option. To qualify, applicants must demonstrate financial stability by transferring a minimum amount to a Spanish bank account, which must exceed four times the annual minimum wage.

As of 2024, the minimum wage in Spain is €600 per month, totaling €7,200 annually. Therefore, applicants need to transfer at least €28,800 to their Spanish bank account. Additionally, around €7,000 is required for each dependent.

Properties can be owned personally or through a company where the investor holds a controlling interest. If the investment is made through a company, investors may benefit from tax deductions and reclaim the 21% VAT paid on commercial properties. The minimum investment requirement of €500,000 can be distributed across one or multiple properties, and there is no obligation to invest the entire amount in a single property. Investors are permitted to rent out the property, but must retain ownership; selling the property could result in the revocation of the residence permit. Transaction costs include: Residential Properties in New Buildings: 10% VAT and 1.5% stamp duty. Residential Resale Properties: 6% to 10% of the cadastral value. Commercial Properties: Up to 25% of the transaction amount.
